Job Description

This role is individually accountable for managing buildings / properties as allocated according to directive provided by Portfolio / Property manager according to the required standards. The incumbent is individually accountable for achieving results through others over periods of up to a year.

Manages effectively all elements of the building (s) to defined standards in keeping with the mandate agreed with the Fund and objectives defined by the Property / Portfolio Manager, in order to maximise property returns. Builds strong tenant relationships, built on effective service delivery. Collates and analyses meaningful statistical information relating to the building and node in which the property is situated; amongst others, shopper flow, tenant’s turnover and market research etc. as required. Meets key performance indicators / benchmarks agreed withe the Fund for the building as defined by the Property / Portfolio Manager. Prepares annual property budgets for the individual buildings effectively and maintains monthy and quarterly budget projections within the parameters set out by the Porperty / Portfolio Manager and the client’s mandate. Is responsible for minimising vacancies within the buildings managed by giving clear mandates to the letting team for current and upcoming vacant space and by ensuring the renewal of existing tenants is effected timeously. Manages income and expenditure for the building, inter alia recoveries, tenant installations, expenses and arrears in terms of the lease. Is responsible for ensuring that all safety and security regulations and by-laws are adhered to. Manages direct staff and relationships with external and internal service providers (SLA’s). Liaises with the technical management team to ensure that all aspects of technical and facilities management operate cost effectively. Ensures accuracy and efficiency in order to safeguard the clients and OMP’s assets and eliminates all risks to the client and OMP.
